St. Kitts & Nevis offers one of the most established citizenship-by-investment frameworks in the world. You can choose the Sustainable Island State Contribution, or government-approved real estate, and apply for citizenship for yourself and your qualifying family members. The program suits clients who value a mature framework and the permanence of direct citizenship over a renewable investor residence permit.

The program

About the St. Kitts & Nevis Citizenship by Investment Programme

St. Kitts & Nevis operates a long-standing Citizenship by Investment Programme, administered by the Citizenship by Investment Unit, or CIU. The framework dates to 1984 and is the longest-established modern citizenship-by-investment program in the world. That is a statement of the program's standing, not a guarantee of any particular result in your case.

There are two qualifying routes. The Sustainable Island State Contribution starts at a minimum of USD 250,000 for a main applicant and is a non-refundable government contribution that supports national development. Government-approved real estate starts at a minimum of USD 325,000 and carries a seven-year holding period, which is the longest commitment attached to either route and the point most clients weigh first. Only projects the CIU has approved qualify.

What you receive at the end of the process is citizenship rather than a permit. A residence permit has to be renewed and depends on you maintaining conditions over time. Citizenship, once granted, is a permanent legal connection to St. Kitts & Nevis, and it is the basis on which you may then apply for a St. Kitts & Nevis passport.

The program is also a screened one. Due diligence and interview requirements are mandatory, and applications are assessed on your background and the lawful source of your funds as much as on the investment itself.

Benefits

Why clients choose St. Kitts & Nevis citizenship by investment

  1. Direct citizenship following government approval and completion of the qualifying option.

  2. Eligibility to obtain a St. Kitts & Nevis passport once citizenship and passport formalities are complete.

  3. Family inclusion for a spouse, qualifying dependent children and eligible dependent parents, under the current rules.

  4. A clear choice between a straightforward government contribution and government-approved real estate.

  5. Permanent citizenship rather than a renewable investor residence permit.

  6. The real estate route can combine citizenship planning with ownership of a qualifying asset, subject to the minimum investment and the seven-year holding period that apply.

Is it for you

Who the St. Kitts & Nevis program suits

This route suits applicants seeking direct Caribbean citizenship, and a choice between a straightforward contribution and a government-approved asset.

Main applicant

  • An applicant who wants citizenship itself, rather than a time-limited investor permit.
  • Able to fund the qualifying contribution or approved investment in full.
  • Able to document the lawful source and path of the funds used.
  • Able to pass criminal, sanctions and politically exposed person screening.
  • Willing to complete the mandatory due diligence and interview requirements.

Family members who can be included

The program generally allows the inclusion of a spouse, qualifying dependent children and eligible dependent parents. The definitions are set by the current rules and change from time to time, so we confirm exactly who in your family qualifies, and what each will cost, during your assessment.

Not the right fit

This program is not the right fit if you are not prepared to be screened in detail, or if you need certainty about entry to a specific country. Travel access is granted by the countries you wish to visit, not by St. Kitts & Nevis, and it can change.

Investment

Approximate investment and costs

Qualifying routes

Sustainable Island State Contribution (SISC)
a minimum contribution of USD 250,000. This is a non-refundable government contribution supporting national development, not an asset you hold. As an indicative total starting cost, a single applicant should budget from USD 275,000, excluding legal fees. That indicative total is a budgeting figure covering the contribution together with the associated government costs, and it is not the contribution itself, which remains USD 250,000. We confirm your own figure during the assessment.
Government-approved real estate
a minimum investment of USD 325,000, with a seven-year holding period before you can resell. Opportunities may include vacation properties, hotel developments and hotel shares. Current approved projects change, so we confirm which projects are available to you during your assessment rather than listing them here.

Other costs to budget for

Government fees charged per applicant, including each family member included in the application, quoted case by case.
Government due diligence fees, charged on the main applicant and on dependants above the applicable age, quoted case by case.
Application and processing fees at filing.
Passport formalities once citizenship is granted.
Canreach Global professional fees, quoted separately after your assessment.

Figures as at October 2026 and confirmed with Canreach. Government requirements change; we confirm current figures before you commit.

Outcome

What you receive

Status and documents

Citizenship of St. Kitts & Nevis after approval and completion of the qualifying contribution or investment, evidenced by your certificate of registration.

Travel

You may apply for a St. Kitts & Nevis passport once citizenship and passport formalities are complete. Visa-free and visa-on-arrival travel privileges are based on information available as of September 2026 and are subject to change. Privileges are set by each destination country, so we do not publish a destination list or promise access to any particular country. We confirm the current position with you before you commit to the program.

Living, working and studying

Citizenship gives you a permanent legal connection to St. Kitts & Nevis rather than a time-limited investor permit, with the rights that citizenship carries there.

Family

A spouse, qualifying dependent children and eligible dependent parents may generally be included in your application, so your family can hold the same status as you.

Financial and business

The real estate route can pair citizenship planning with ownership of a qualifying asset, held for the seven-year holding period. Investment performance is never guaranteed, and it is a separate question from the immigration outcome.

Tax considerations

Acquiring a second citizenship does not by itself change where you are taxed. Tax treatment depends on your personal circumstances and where you are tax resident. We refer you to qualified tax advisors before you commit.

Before you apply

What to know before you apply

  • The real estate route carries a seven-year holding period. That is a long commitment, and selling before the period ends can affect your position and the position of the buyer who follows you, so weigh it against the contribution route before you choose.
  • Due diligence and interview requirements are mandatory. Both you and qualifying dependants above the applicable age take part.
  • Only real estate projects approved by the CIU qualify. An unapproved project does not lead to citizenship, whatever it is marketed as.
  • Visa-free and visa-on-arrival travel privileges are based on information available as of September 2026 and are subject to change. Travel access is subject to foreign-government policy, and no adviser, including us, can guarantee visa-free entry to a specific country.
  • Government and due diligence fees are quoted case by case rather than published, because they depend on your family composition and the route you choose.
  • Citizens who obtain status through the program carry ongoing obligations set by the government, including biometric enrolment under the national programme introduced in 2026. We confirm the obligations and deadlines that apply to you before you file.
  • Approval is a government decision. Neither the investment nor a complete application guarantees a grant of citizenship.

Step by step

How the application works

  1. Screening first

We complete know-your-client, sanctions, criminal and source-of-funds screening before anything is filed.

  2. Appoint an Authorised Agent

The program is filed through an Authorised Agent, and together we select a current qualifying option.

  3. Confirm the numbers

We confirm the exact contribution or investment and the fees for your whole family.

  4. Prepare the file

Civil-status, police, medical, professional and source-of-funds documents are assembled and checked.

  5. Submission

The Agent submits the application with the due diligence fees.

  6. Interview and enhanced due diligence

You complete the mandatory interview and any enhanced checks the CIU requires.

  7. Approval in principle

The CIU issues its decision in principle.

  8. Fund the option

You make the qualifying contribution, or complete the approved investment.

  9. Citizenship and passport

You receive your citizenship evidence and apply for the passport.

  10. Ongoing conditions

On the real estate route, you maintain the asset for the seven-year holding period.

Processing currently takes approximately 4 to 6 months, subject to government due diligence, documentation completeness and application review. We give you a current, realistic estimate at the assessment stage and keep you updated as your file moves.

Passport; photographs; birth and marriage records; police certificates; medical forms; bank statements and source-of-funds evidence; employment and business evidence; and the investment documents for your chosen route.

Our pre-filing review

Before anything is filed we work through: nationality and residence history, family composition, criminal history, sanctions and politically exposed person screening, source and path of funds, tax advice, investment and project due diligence, translations and legalisation, current government fees, and holding and exit rules.

Government and due diligence fees are quoted case by case, because they depend on your family composition and the route you choose. We give you the full figure in writing before you commit to anything.
